Shell Mountainside Lodge in Whistler listed for sale, first hotel offering in village since 2016

Avison Young has announced that Shell Mountainside Lodge, situated in the renowned resort town of Whistler, B.C., is now available for purchase. The sale marks the first hotel transaction opportunity in Whistler since 2016.

Property details

The Shell Mountainside Lodge is located at 4417 Sundial Place, only a three-minute walk from the Whistler Village Gondola. It consists of 42 units (56 of 93 strata lots), offering a mix of studio, one-bedroom, and two-bedroom accommodations. The property currently operates as a timeshare and features premium shared amenities, including an outdoor pool and hot tub, underground parking, storage areas for skis, snowboards, and bicycles, a fitness centre, and laundry facilities. Zoned for tourist accommodation, the site allows for future development up to eight storeys.

A vibrant destination year-round

Whistler Village is internationally recognized for its alpine appeal, located two hours north of Vancouver. Home to Whistler Blackcomb, the resort offers over 8,000 acres of skiable terrain. In warmer months, visitors enjoy mountain biking, hiking, golfing, and various lake activities. The pedestrian-friendly village boasts European-style charm with diverse shopping, dining, nightlife, and year-round festivals such as the Crankworks Mountain Bike Festival and the Whistler Film Festival.

Court-ordered sales process

Avison Young has been retained by BDO Canada Limited to manage the sale through a court-ordered sale and investment solicitation process (SISP).

The sale process will unfold in two phases:

  • Phase One: Interested parties must meet preliminary participant requirements and submit a non-binding bid by March 25, 2025. The minimum bid amount has been set at CA$12,180,000.
  • Phase Two: Qualified bidders from Phase One will be invited to submit binding bids by April 25, 2025. If multiple offers remain in consideration, an auction will take place no later than May 7, 2025.

The final closing date for the sale is scheduled for May 29, 2025.

MARCH 2025 UPDATE FOR CLARIFICATION

On February 24, 2025, Avison Young issued a news release on behalf of its client, advising that Shell Mountainside Lodge in Whistler, British Columbia, is available for purchase and this marked “the first time a hotel has transacted since 2016.”

Subsequently, various media outlets published articles referring to a hotel available for purchase in Whistler through a court-ordered sale and investment solicitation process (“SISP”).

This news release serves to clarify that no hotel is available for sale as Shell Mountainside Lodge currently operates as a timeshare resort consisting of 42-units (56 of 93 strata lots) located at 4417 Sundial Place.

Executive Mountainside Hotel Whistler is the only operator of a hotel at 4417 Sundial Place in Whistler, BC. The SISP solely involves the 56 strata lots owned by SVC-Mountainside ULC and Shell Owners Association – Pacific. The SISP does not involve any other strata lots or operations, including those of Executive Mountainside Hotel Whistler. Potentially interested parties should have regard to the SISP for the precise terms of the sale process.
